SOCO is a proposed 6-acre, 1.1-million-sq-ft, master-planned, urban mixed-use community, located at 319 North Road in Coquitlam. This landmark site, just north of Highway 1, is a ten-minute walk to the Lougheed Town Centre SkyTrain station. The project is to be constructed in four phases. Phase one includes 27-storey & 31-storey towers, 6 townhomes, and a commercial podium. Future phases will be devoted to the remaining residential towers. Upon completion, a total of 1,386 homes will rise above 70,000 sq ft of newly-created office and retail space.

Amenities at SOCO
A detached indoor amenity space is located on top of the 4-storey podium, adjacent to a substantial outdoor amenity area that includes a running track, green spaces, and a playground. There is also a separate amenity area with a gym, multi-sport courts, and meeting room in the southern end of the podium. At ground level on North Road will be a large restaurant and two commercial retail units. A multi-use pathway is proposed along the southwest edge of the site, connecting North Road to a new north-south road bisecting the property. A corner park with benches and a water feature will be located south of Tower 2, adjacent to the pathway.

Parking and Storage
Phase one proposes a total of 843 vehicle stalls in eight parkade levels, of which four are underground. These include 591 residential, 153 commercial, 99 visitor, and 29 accessible spaces. Of the residential vehicle stalls, 147 will have an electric vehicle charger. Long-term storage space will be provided for 995 bicycles, while short-term parking can accommodate 12 bikes. Un/loading will be available in four bays.
