Coquitlam’s Only Waterfront Community

Located on the 95-acre site of the historic Fraser River Sawmill in South Coquitlam, Fraser Mills is a mixed-use, master-planned riverside community that will be developed over the next 25 years by Beedie Living. Upon completion, Fraser Mills will provide a variety of housing options for 4,700 households in 16 towers; commercial and retail space that will employ 1,500 people; and public amenities that include a waterfront aquatic centre, an urban plaza, foreshore walkway, and 9.4 acres of usable parkland.

At full build out, Fraser Mills will consist primarily of market condominiums and stacked townhomes, but also include 118 market rental and 117 non-market rental apartments. A diverse range of commercial space will become home to cafes, a supermarket, restaurants, shops, offices, and light industrial space, such as Olivier’s La Boulangerie bakery which is already operating onsite. A seasonal farmer’s market and food trucks will add variety to the community’s food options. In addition to the green space on the Fraser Mills parkades, amenities will also include bike trails, a soccer pitch, tennis courts, open gathering spaces, and public art. To strengthen connectivity to the Lower Mainland municipalities, Beedie’s development plan includes cycling infrastructure, resident transit passes, car sharing, and enhanced transit service to the Braid Skytrain station.

Floor Plans for Fraser Mills
Fraser Mills will provide a variety of housing types for families and individuals, leading to a vital neighbourhood. The diverse offering of residential buildings and unit types include low-rise, high-rise, and townhomes. Homes will include market condominiums, rental homes, and below-market rental apartments with an additional $5.8 million contribution to the City of Coquitlam’s Affordable Housing Reserve Fund.

Amenities at Fraser Mills
At the heart of Waterfront Village Centre is 9.4 acres of parkland, wharf, pier, plaza, trails, and community amenities, such as a bandstand and playground. Fraser Mills will also feature a refurbished wharf and a Riverside Linear Park that will integrate the surrounding community through a multi-use trail corridor and promenade along the bank of Fraser River. A 48,000-sq-ft aquatic centre with an indoor pool will be dedicated to the City of Coquitlam for public use. The adjoining urban plaza will be paved with unique materials and include street furniture.
