Cressey Development Group and Rositch Hemphill Architects will redevelop the former Rona site at 1503 Kingsway into a mixed-use project, consisting of a 13-storey high-rise with the first 3 stories being commercial/office space. The new development proposes a mixture of 120 1- and 2-bedroom condominiums, and 41 townhomes, consisting of 2- & 3-bedroom plus den plans, some with generous roof top decks. This location is highly walkable, is on a bike route, and is well-served by multiple bus lines.

Amenities at Format
Ground level retail tenants in the tower may include a fitness centre and grocery store. At the corner of Kingsway and Fleming, there is also a commercial patio adjacent to a parklet with stepped wooden seating. A multi-modal, mixed-use mews separates the tower from the four townhome buildings. Its western portion can potentially be closed to traffic for community events.

A rooftop amenity garden will crown the tower, providing residents with a lawn, children’s play area, urban agriculture space, lounge, and dining area with mountain views to the north.

Parking and Storage
Two levels of underground parking will accommodate 199 bicycles and 261 vehicles, of which 171 are for residents, 90 commercial use, 8 for visitors, and 6 accessible. Two Class B loading spaces for commercial tenants will be accessible from the mews. Class B racks for 12 bicycles will be located behind a new bus shelter on Kingsway and at the entrances to the residential lobby and townhouse walkways.
